We don’t believe in charging you for fancy office lobbies or manual paperwork we pass those savings directly to you.

Unlike many other firms, we do not believe your legal fee should increase just because your property value does. Our real estate lawyer Mississauga charges $999 flat fee regardless of the purchase price. Furthermore, we do not charge extra under different pretexts or ‘hidden’ administrative categories. What you see is what you pay.

What are Disbursements?

In Ontario, every real estate transaction involves two types of costs: Legal Fees and Disbursements.

Your Real Estate Lawyer’s Legal Fee ($999) covers the lawyer’s professional time, expertise, and responsibility for completing your transaction. Disbursements, on the other hand, are out-of-pocket expenses paid to third parties, such as government bodies and search providers, necessary to complete and register your transaction. These can be understood as the administrative costs required to make your home ownership legally effective.

To assist with budgeting and transparency, our office disbursements are fixed and capped. However, certain third-party charges are not included in office disbursements, including Land Transfer Tax, Title Insurance, Unity Software fee ($240), ID verification ($30), and government registration fees (currently $84 per document).

While a cash purchase is a straightforward title transfer, most transactions involve a lender. We coordinate directly with your financial institution to ensure all security documents are registered correctly and funds are received on time for a seamless closing.

  • A-Lender Coordination (+$180) For clients using major banks (RBC, TD, Scotiabank, BMO, CIBC) or credit unions. We manage the receipt of mortgage instructions, prepare the standard charge, and coordinate the secure transfer of mortgage funds.
  • B-Lender & Private Financing (+$270) Alternative and Private lenders (e.g., Home Trust, Equitable Bank) require specialized legal reporting and complex security documentation. This fee covers the intensive due diligence required by these institutions.

Our all-inclusive Flat Legal Fees are based on a standard, uncomplicated residential transaction for a vacant single-family property on the date of closing and upon receipt of mortgage instructions seven days prior to closing (if applicable). The quotes above assume there are no reasonably foreseen complications such as extensions, redrafting of documents due to financing changes or resolving complex title issues. Rush Fee of $450 + HST will apply if documents, instructions or information are received less than seven days before closing or if there is a change less than seven days before closing.

Are your real estate lawyer fees really flat-rate?

Yes. We provide a transparent flat legal fee of $999 + HST for standard residential transactions. Unlike other firms, we do not increase our base fee based on your property’s value.

When might the fee change due to complications?

Our flat fee covers standard transactions. Additional fees may apply if a file becomes complexsuch as requiring multiple extensions, re-drafting documents due to financing changes, or resolving unforeseen title issues. We will always notify you if a file moves into a non-standard category.
 

What is a “Rush Fee” and when does it apply?

To ensure a smooth closing, we require mortgage instructions from your lender at least 7 days prior to closing. A rush fee of $450 + HST applies to files received with shorter notice or for last-minute changes that require expedited processing.
 

Do you provide Independent Legal Advice (ILA) for mortgages?

Yes. We specialize in providing independent legal advice for mortgage borrowers, guarantors, and spouses. Whether it is an ILA mortgage requirement or independent legal advice for a spouse mortgage, we offer flat-fee consultations to protect your interests.
 

Do I need to visit your office to sign documents?

No. We utilize modern technology to offer secure video signing and mobile signing appointments, allowing you to close your transaction from anywhere in Ontario without an in-person meeting.
